Green light for Mannum’s world-class marina
Works to construct Mannum Waters – South Australia’s first residential marina on the River Murray of its kind – will begin immediately following final State Government approval today.
The $250 million development is an environmental benchmark that will revolutionise the way marinas are built in South Australia.
Mannum Waters was declared a major project by the State Government in 2005 and given conditional approval to proceed in October 2008. The development has now satisfied State Government planning and environmental requirements, which allows construction to begin.
Tallwood Pty Ltd will develop the area, which is expected to increase the river town’s population by 900, boost tourism and the local economy.
Tallwood Director David Potter said the State Government’s green light for Mannum Waters is good news.
“This is a great project in which there already is a lot of interest for people who seek a fantastic river lifestyle. People have been waiting for a development like Mannum Waters as a place to live,” David said.
“The rigorous pre-construction process ensures that the development is the right fit for the environment and community.
“We’re excited to get started knowing that these development plans have been through a thorough process and met the highest environmental standards.
“In fact, it will set the standard for future marina developments South Australia.”
David said key features of Mannum Waters design are its extensive wetlands and comprehensive stormwater management plan.
“All homes will be built above the 1956 flood level and all residences will have a 10,000 litre rainwater storage tank for re-use,” he said.
“Importantly, stormwater draining from the public areas will be collected, treated and returned to the river system.”
Tallwood has worked extensively with the Mid Murray Council and the development has widespread community support.
Mannum Waters marina and residential development will:
· provide 600 allotments on the 170-hectare site, of which about 160 will be waterfront allotments
. have a mix of homes, retail, cafes, restaurants, tourism centre and environmental interpretive centre
. accommodate 156 berths for houseboats to reduce environmental impact and erosion caused by permanent moorings on the river
. be filled in stages with purchased water under normal trading conditions
. have large wetlands with extensive revegetation. Approximately 600,000 trees and shrubs will be planted in reserves and the wetlands
. rehabilitate the degraded flood plain with the change in use from grazing to a marina reducing pollution into the wetland and river
. have a new sewage facility that will reuse and reclaim wastewater that will be built away from the river to service the marina and township. The existing sewage treatment ponds on the floodplain will be removed
. complement the existing township of Mannum
. create more than 200 jobs during the construction phase and nearly 100 permanent full-time positions when the development is completed
. have an area dedicated to preserving the natural habitat and Aboriginal cultural heritage sites which are suffering degradation
