February 2011 Property Management Newsletter

February 2011 Property Management Newsletter

Edition 14 2011
Already we are heading into our third month of the year.
Have you increased your property investment portfolio in the last 12 months?  Now may be a good time.
Adelaide media have suggested that it is currently a buyer's market.  With demand for rentals on the rise it makes sense that now may be a great time to purchase your first or next investment property!
We have a number of tenanted properties on the market for sale providing an instant return on your investment.
I would be happy to conduct a rental appraisal on any property you, your friends or family are considering purchasing; whether it be one of our properties for sale or another agent's.
For a confidential chat please just give me a call.

News From Mel…

Okay, no I have not done my Christmas shopping, nor is my Christmas tree or decorations up at home!! No doubt my kids will get this happening in the next week and this will give me the nudge I need to believe that it is December and I must do that Christmas shopping!!

Our hay bale Christmas display will be put in our paddock at home to coincide with the turning on of the Lobethal Christmas Lights.

So now until the New Year it is a fast pace at our place as it is for everyone.

As you can see by my "Rented" this month I have not had any homes available for potential tenants, however, there are a few existing properties becoming available in the next few weeks. I still need more properties to meet the demand.

I know you will be having a busy December, so please have a safe one.

What magnificent rain we had during September with a few nice fine days too. Our large dam between Mount Torrens and Lobethal overflowed like a river for the first time in 5 years. The weeds and grass are growing well in the garden, however, my husband needs the grass in the paddocks to hurry up and grow ready for hay cutting. The cows are calving and doing well, with only a few cows yet to calve. Spring is here! Hayfever season is just around the corner, not to mention "Christmas" arghhh The year is flying away from us yet again. Rental enquiries have certainly picked up and I currently have a number of families on a waiting list for suitable properties to become available. If you know of anyone considering renting out their home, purchasing an investment property, or needing an alternative property manager, please give me a call. At this time of year our vacancy rate decreases and the demand increases!

Works to construct Mannum Waters – South Australia’s first residential marina on the River Murray of its kind is starting.
The $250 million development is an environmental benchmark that will revolutionise the way marinas are built in South Australia.
Mannum Waters was declared a major project by the State Government in 2005 and given conditional approval to proceed in October 2008.  The development has now satisfied State Government planning and environmental requirements, which allows construction to begin.

In this month's newsletter find out about Career Opportunities and what drives us forward.  Also we ask the question 'Is Property Better Than Shares?'

No more land can be made and is becoming an increasingly scarce asset with our population growing and the need for more housing always a demand so property values are going to continue to increase over time.

Property is a secure leverage; banks will lend you more money against the value of a property compared to your share investment. This leverage can be used for other investments and future property purchases. As your equity grows, investing in property will provide you with extra benefits, your risk will reduce and your borrowing capacity will increase...
